I had to call for an electrician this afternoon as we had the power going off in several rooms of the house. I was given Anthony Orozco's card from another business who happened to be here. Anthony got back with me right away and within 20 minutes he was at my house. It was Friday and after 2pm. He had to replace a circuit breaker in one of our panels. I was so impressed that he was able to come out on a Friday afternoon, complete the work, and be so professional and courteous. I will definitely recommend Good Neighbors Electric to everyone.

I called Good Neighbor Electric in the morning to get a quote for the insulation of my Electric Vehicle (EV)charger. My EV charger requires a 100 AMP circuit and I wasn’t sure if my panel had the capacity for it. Anthony came out to the house that afternoon to check out the electrical panel, EV charger, and site. I received a quote the next day. After obtaining competitive quotes from other companies I found Good Neighbor Electric to be the best price. We scheduled the installation for the following week. Anthony’s people showed up on time and were very professional and courteous. During the installation Anthony came out to inspect and oversee the job. I couldn’t be happier with the installation, my charger looks good on the wall and is working flawlessly. I highly recommend Good Neighbor Electric for your electrical needs and I will be using them in the future.

We needed an electrical outlet installed for our new tankless water heater. Tony came out to provide us a quote. He looked at all the possible ways to configure the circuit and chose the best one for our situation. He was very knowledgeable. Also, contacting him was easy and he had great communication with any questions we had. Later, when the technician came to install the circuit and outlet, they were on time, efficient and the result was just what we needed. We would definitely use them again.

Needed Tony to help me out with a remodel of my sister's medical office in SLO. We had our time line pushed up and I needed 50 data drops pulled by tomorrow, before insulation and drywall started. Tony got his crew together and saved the day! He ran ~3k' of Cat6 in two trips. Time was of the essence but he still managed to make it neat and presentable. We couldn't be happier with Good Neighbors Electric!

Tony, Skyler, Eli, and Adam were phenomenal! Setting up a big, new 200 Amp panel to replace an ancient 50 Amp panel, and all that goes with that for a 70-year old house, whew!! The team is happy, fast, upbeat, and creative. I believe there's nothing they can't do! New she-shed wired up, garage tricked out, and house safe and sound, thank you Tony and team, you are a wonderful group, we enjoyed every minute. And that's saying a lot when it comes to construction! To top it off, Good Neighbors Electric quoted a very fair price, arranged permitting and inspections, and went the extra mile to accommodate last minute ideas. 😊 Thank you, thank you, we will wholeheartedly refer you to everyone!

I can not say enough good things about this company! Absolutely incredible service, communication, and the work was amazing! The crew came out, replaced my 1965 electric box. They did the permit, they fixed the stucco after pulling the old box out. I would use them over any other electrician out there!

Anthony and his crew were amazing! First of all, he was able to come over the same day I contacted him to see the job and get started on a quote. I’d been given the runaround from other companies, so working with Anthony was like a sweet relief. Job was finished perfectly the following week & they even fixed a couple extra switches that were wired funky by a previous electrician. I will definitely be calling Good Neighbors Electric for all my future needs and recommending them to everyone I know! Thanks again guys!

Our Electrical Inspection Service in Atascadero, CA

Electrical inspections start at the service entrance, where utility power meets your home. We check the meter base, the service entrance conductors, the weatherhead, and the connection to the main panel. Damaged insulation, corroded connections, and loose service drops all create safety hazards. The service capacity is verified against the home’s actual load to identify potential overloads. Older homes with 60-amp or 100-amp services often cannot support modern electrical demands. We document the service condition with photos and notes for the report.

The main electrical panel receives detailed attention during every inspection. We open the panel cover, with the homeowner’s permission, and check for proper labeling, correct breaker sizing, and signs of overheating. Bus bar damage, double-tapped breakers, and unlisted parts all show up during careful inspection. Federal Pacific and Zinsco panels are flagged immediately because of their documented safety problems. Loose connections, corrosion, and water damage all reduce panel reliability. The panel directory should match the actual circuits, which is rarely the case in older homes.

Branch circuit testing identifies wiring problems throughout the home. We test outlets for proper polarity, correct grounding, and GFCI function where required. Voltage drop under load reveals undersized conductors or loose connections somewhere on the circuit. Switches are checked for proper operation and signs of overheating. Light fixtures are evaluated for safe installation and correct lamp ratings. Older homes often have a mix of original and added wiring, with safety standards that vary considerably.

Grounding and bonding are critical safety elements that we examine carefully. The grounding electrode system, including ground rods or other electrodes, must be properly connected and sized. Bonds at water pipes, gas pipes, and other metal systems all need verification. Subpanels require correct neutral and ground separation, which is often wrong in older installations. We test ground resistance and continuity to confirm the system actually works. Visual checks alone do not reveal everything; testing tells the truth.

Code compliance assessment is part of every comprehensive inspection. Current code requires AFCI protection in living areas, GFCI protection in wet locations, and tamper-resistant outlets in homes with children. Older homes are not required to meet current code unless major work is being done, but we identify gaps that affect safety. Many homeowners are surprised by the code requirements that have evolved over the decades. Our reports help you understand what is required, what is recommended, and what is purely optional.

Specialty equipment receives focused attention based on what your home includes. EV chargers, solar systems, generator interlocks, and pool wiring all have specific code requirements. We verify these installations meet the standards for their respective categories. Improper installations are common because contractors sometimes skip details that licensed electricians would catch. Good Neighbors Electric brings broad experience to every inspection, which means we know what to look for in each specialty area. Your report covers everything that matters.

The final report is delivered with clear photographs, written explanations, and prioritized recommendations. Critical safety issues are listed first, followed by code violations and quality concerns. Each item includes a brief description of the problem, the recommended repair, and the reason it matters. We are available to discuss the report and answer questions before any decisions are made. The report is yours to keep, share with insurance companies, or use during real estate transactions. Good Neighbors Electric stands behind every inspection we perform. Honest evaluation is what we deliver.

Why Hire A Licensed Electrician For Your Electrical Inspection Service

Hiring a licensed electrician for your electrical inspection ensures you get an accurate, code-informed evaluation of your home. Home inspectors perform general inspections, but they are not specialists in electrical systems. Many electrical problems require specialized testing equipment and code knowledge that go beyond general home inspection training. We carry circuit analyzers, thermal imagers, and ground resistance testers that reveal problems hidden from visual inspection alone. Our reports meet the standards expected by insurance companies, lenders, and real estate professionals. Good Neighbors Electric brings field experience from thousands of installations and repairs, which informs every inspection we perform. Anthony Orozco has built this company on accurate diagnoses and honest reporting. You get a 2-year workmanship warranty on any repairs we perform, a waived dispatch fee when you proceed with recommended work, and a team that respects your home and your time. Detailed inspections protect you from surprises later. Professional service is the only path to a complete and trustworthy report.

Most Common Electrical Inspection Questions

Electrical inspection identifies safety hazards, code violations, and quality concerns in your home’s wiring system. Below are the questions Atascadero homeowners ask most often before scheduling service.

Several life events trigger the need for an electrical inspection. Buying a home is the most common reason, since you want to know the condition of the wiring before closing. Selling a home benefits from an inspection too, because identified issues can be addressed proactively before negotiations. Major renovations and additions often require inspections to verify the existing system can support the changes. Insurance companies sometimes require inspections, especially for older homes or after claims. Each situation calls for a thorough evaluation.

Specific symptoms also warrant an inspection regardless of life events. Frequent breaker trips, flickering lights, mild shocks, and burning smells from outlets all suggest electrical problems worth investigating. Older homes that have never been inspected, especially those built before 1970, deserve a baseline evaluation. Federal Pacific and Zinsco panels should be inspected immediately because of their documented safety issues. Storm damage, water intrusion, and rodent infestations all create electrical hazards that may not be obvious. We respond to these concerns with thorough diagnostic work.

Periodic inspections every 5 to 10 years are good practice for any home. Aluminum branch wiring, ungrounded circuits, and outdated panels do not get safer with time. Code requirements have evolved significantly over the decades, with major safety improvements in nearly every cycle. A periodic inspection identifies problems before they cause injuries or fires. Good Neighbors Electric provides comprehensive inspections at fair prices, with reports that hold up to insurance and real estate scrutiny. Investing in inspection is investing in safety.

Most residential electrical inspections take between two and four hours, depending on the size of the home and the scope of the inspection. A standard 1500 to 2500 square foot home typically falls in this range for a comprehensive evaluation. Smaller homes and condos go faster, while large homes with detached structures take longer. We arrive prepared with all the testing equipment needed, which keeps the inspection moving efficiently. The thoroughness of the inspection is more important than speed.

The inspection scope affects the timeline as well. Pre-purchase inspections are usually comprehensive, covering every accessible part of the electrical system. Insurance inspections may focus on specific concerns, like panel age or grounding adequacy. Code compliance inspections for permits focus on the work that was performed under the permit. We discuss the scope before the inspection so you know what to expect. Each type of inspection has its appropriate depth and duration.

The report is typically delivered within 24 to 48 hours after the inspection. We need time to organize photos, document findings, and prepare clear recommendations. Rushed reports miss important details, which we refuse to do. The investment of an extra day in report preparation pays off in clarity and accuracy. Good Neighbors Electric provides reports that you can rely on for important decisions. The thoroughness of our process is what sets professional inspections apart.

Electrical inspection costs reflect the size of the home, the scope of the inspection, and the complexity of the system. A standard residential inspection covers the service, the panel, branch circuits, grounding, and life-safety items at a reasonable rate. Larger homes, detached structures, and specialty equipment add to the time and cost. Pre-purchase inspections include written reports suitable for real estate transactions, which adds documentation time. We provide pricing during the initial conversation so you know what to expect.

The value of an inspection often exceeds its cost by a wide margin. Identifying a single major problem before purchase, like an unsafe panel or extensive aluminum wiring, can save thousands in future repairs or negotiate the purchase price. Insurance discounts for documented electrical safety can offset the inspection cost over time. Avoided fires, injuries, and equipment damage are harder to quantify but very real benefits. Good Neighbors Electric delivers value that justifies the investment.

The dispatch fee is waived when you proceed with any recommended repairs from the inspection. This effectively reduces the inspection cost when work is performed afterward. Financing is available for larger repair projects identified during inspection. We discuss these options when the report is delivered, so you can plan the work in a way that fits your budget. The 2-year workmanship warranty applies to all installations we complete. Good Neighbors Electric stands behind both the inspection and any subsequent work.

Loose connections are the most common problem we find, and they cause more fires than any other electrical issue. Connections at outlets, switches, and breakers loosen over time due to thermal cycling and vibration. Heat builds up at the loose connection, damaging insulation and creating fire risk. Thermal imaging reveals hot spots that visual inspection often misses. We document and prioritize these issues in every inspection report. Most are easily corrected with proper tightening or component replacement.

Improper grounding and bonding rank as the second most common issue. Older homes with two-prong outlets lack equipment grounding entirely. Three-prong outlets with no actual ground create false security. Bonds at water pipes and gas pipes are often missing, corroded, or improperly installed. Subpanels frequently have incorrect neutral and ground bonding, which is a serious code violation. Modern grounding upgrades are usually feasible and significantly improve safety.

Outdated or unsafe panels appear in many inspections, especially in homes built before 1990. Federal Pacific Stab-Lok panels and Zinsco panels are well-known examples that we recommend replacing. Overcrowded panels with double-tapped breakers, undersized services, and damaged bus bars all show up regularly. Code-required AFCI and GFCI protection is missing in many older homes. Good Neighbors Electric reports these issues clearly, with recommendations that prioritize safety and budget. You get a complete picture of your electrical system’s condition.

A home electrical inspection is one of the smartest investments a buyer can make. The general home inspection that comes with most real estate transactions is helpful but does not match the depth of a specialized electrical inspection. Hidden problems can cost thousands to repair, which becomes a powerful negotiating point during the transaction. Some lenders and insurance companies actually require electrical inspections for older homes. Knowing the condition of the electrical system before closing protects you from expensive surprises.

Older homes especially benefit from pre-purchase electrical inspections. Atascadero has many homes built between the 1950s and 1980s, with electrical systems from the original construction era. These systems may include knob-and-tube wiring, aluminum branch circuits, ungrounded outlets, or outdated panels. Each of these issues affects safety, insurance, and the cost of future improvements. A specialized inspection identifies all of these factors clearly. You make the purchase decision with complete information.

The inspection report becomes a planning tool for upgrades after purchase. Knowing what needs immediate attention, what can wait, and what is purely optional helps you budget for improvements. Some buyers use the report to negotiate seller concessions for needed repairs. Others use it to plan renovations after closing. Good Neighbors Electric provides reports that work for these purposes, with clear language and actionable recommendations. Your real estate transaction goes smoother with professional information at hand.

Inspections find many hidden problems through indirect evidence, even though we do not open walls during a standard inspection. Voltage drop testing reveals undersized conductors or loose connections somewhere on the circuit. Thermal imaging shows hot spots through walls and ceilings, indicating problems behind the surface. Outlet testing reveals improper polarity, missing grounds, and miswired three-way switches. The combination of these tests identifies most hidden issues without invasive work.

Some problems can only be found through direct inspection, which requires opening walls, panels, or fixtures. We open the main panel as standard practice, with customer permission. Removing outlet and switch covers is also typical during a thorough inspection. Behind-the-wall inspection requires destructive access, which is reserved for specific concerns identified during the standard inspection. We discuss these situations clearly so you understand what additional work might reveal.

Limitations of any inspection should be honestly communicated. We cannot guarantee finding every hidden problem in a home, and no electrician can. What we can do is bring proper tools, thorough methodology, and broad experience to identify the issues that show indirect signs. Most serious problems leave visible or measurable traces somewhere. Good Neighbors Electric finds these traces during careful inspection. The reports we provide reflect what we found and acknowledge what is beyond the scope.

After the inspection, we deliver a written report that documents our findings. The report includes photographs, descriptions of each issue, and recommended repairs. Critical safety issues are flagged for immediate attention. Code violations and quality concerns follow, with priority levels indicated. The report is structured to support informed decisions about repairs. We are available to discuss the findings and answer questions.

Repairs are scheduled at your convenience, with no pressure to act immediately on non-urgent items. Critical safety issues should be addressed quickly, but we never use scare tactics to push unnecessary work. The dispatch fee is waived when you proceed with any recommended repairs from the inspection. Financing options are discussed for larger projects, making upgrades practical for more families. Good Neighbors Electric is happy to perform the work, but you are free to use any qualified electrician for the repairs.

Documentation of completed repairs becomes part of your home’s permanent records. We provide invoices, permits, and inspection reports for any work we perform. This documentation supports insurance, real estate transactions, and future inspections. Many homeowners are surprised by how often this paperwork comes in handy years later. Good Neighbors Electric maintains records of work performed for our customers, which we can reproduce if needed. Your investment in documentation pays off over time.

Code compliance assessment is part of every comprehensive electrical inspection. We compare the existing installation against current California Electrical Code requirements and note any gaps. Older homes are typically grandfathered, meaning they do not have to meet current code unless major work is being performed. Knowing what current code requires helps you understand the safety improvements that have evolved over the years. Many homeowners decide to upgrade based on this information, even when not required.

New construction and recent renovations should meet the code in effect at the time of permitting. Inspections of recent work sometimes reveal code violations that the original installer missed or skipped. These violations can affect insurance and create real safety hazards. We document these clearly with code references for your understanding. Correcting recent violations is usually straightforward and affordable.

Specialty installations like EV chargers, solar systems, and generators have additional code requirements. We verify these installations against the relevant code sections during inspection. Improper installations are common because some contractors do not specialize in these areas. Good Neighbors Electric brings broad experience to every inspection, which means we know the requirements across multiple specialty areas. Your home gets a thorough code compliance review along with the safety inspection. The combination delivers complete value.
